Selling Your Home - Fall Versus Spring. Is There Really THAT Much of a Difference?

This week I was asked by a home seller on the “West Side” of Reading what the difference was between selling your home in the Fall vs the Spring. I have written about this topic before - early this year in fact - particularly as it relates to the towns of Reading and North Reading. 

What this new research unfolded to me is how close the days on market, price per square foot AND the sold price to list price was in both seasons. Now, this specific timeframe I used was to show the timeframe that we are planning to list the home: October. Personally, I don’t believe that there is ever a “bad” time to list your home, as currently there are serious buyers waiting for your house to come on the market, however, getting too close to Thanksgiving & December Holidays might be a less desirable time to list. So, once again with a possible Oct 1 listing date here, I compared Oct 1 - Nov 15th 2017 AND the “heart of the spring market” 45 days of April 1 - May 15th 2018.  

Here’s the data!
 

Listing Date: October 1, 2017 - November 15, 2017 

ALL Homes in Reading 

Number of Homes Sold: 28

Average List Price Per Foot = $311

Avg SOLD Price Per Foot  = $320

Avg Days Until Offer = 19


“West Side” Homes 

Number of Homes Sold: 9

Avg List Price Per Foot = $312

Avg SOLD Price Per Foot  = $327

Avg Days Until Offer = 14

 

Listing Date: April 1, 2018 - May 15, 2018 

ALL Homes in Reading 

Number of Homes Sold: 37

Avg List Price Per Foot = $312

Avg SOLD Price Per Foot = $321

Avg Days Until Offer = 13

 

“West Side” Homes 

Number of Homes Sold: 18

Avg List Price Per Foot = $312

Avg SOLD Price Per Foot  = $326

Avg Days Until Offer = 12

 

And BY THE WAY, here’s the results that True North Realty had in the perceived “less desirable” fall market of Oct - Nov of 2017


8 Gould Street:

List Price: $419,000

SOLD Price: $452,700

Days Until Offer = 5

 

427 Pearl Street:

List Price: $549,000

SOLD Price: $570,000

Days Until Offer = 5
